There is one (1) position available in the classification of Senior Buildings Maintenance Worker for the City of Crescent City Public Works Department.

DEFINITION:Under general supervision of the Public Works Manager, performs and provides general supervision of varied skilled and semi-skilled labor in the installation, maintenance, and repair of City buildings, water and sewer systems, drainage facilities, municipal buildings, structures, equipment and facilities with a primary focus of building and facility maintenance & repair; performs other duties as assigned.
ESSENTIAL DUTIES: Under general direction of the Public Works Manager, prioritizes, assigns, supervises, reviews, and participates in the work of assigned staff responsible for the maintenance and repair of assigned public facilities and assets; Lead, train, and oversee crews performing building and facilities maintenance; Ensure assigned personnel adhere to safety orders, policy and procedures, and comply with federal, state and OSHA regulations in all aspects of work; Perform advanced building maintenance, repair, and construction work across multiple trades including carpentry, plumbing, painting, and HVAC systems; Install, maintain, and repair fixtures, flooring, drywall, doors, locks, and windows; Perform plumbing tasks: repair leaks, replace fixtures and clear drains for facilities; Monitor for and mitigate hazards (deferred maintenance, aging structures, unsafe equipment); Maintain preventative maintenance schedules and service logs; Communicate with facility users, contractors, and supervisors to plan and complete work; Provide estimates on materials, tools, and time required for projects; Maintain inventory and request supplies; Coordinates with the Public Works Manager regarding ongoing department improvement initiatives including evaluation of new work methods and tools maintenance SOPS, and department metrics; Inspect work sites and provide reports to supervisors; Inspect and evaluate work in progress and upon completion to assure that repairs, maintenance, and project activities are performed in accordance with City regulations, policies, and operating procedures and practices; identifies problem areas and directs remedial action; Support parts procurement process, including interfacing with vendors and obtaining quotes in accordance with City procurement policies; Recognize building issues, relay information to Public Works Manager as required and assist with quantifying funding needs; Coordinating, directing, and performing traffic control duties during construction, special events, and emergency situations.
SUPERVISION:This position has field supervisory responsibilities of assigned personnel. This position is supervised by and receives general direction from the Public Works Maintenance Manager.
KNOWLEDGE OF: In depth knowledge of California / Federal OSHA regulations as they apply to essential job duties; Methods, principles, and tools used in building maintenance and light construction; Intermediate carpentry, plumbing, and mechanical repair techniques; Building codes, ADA standards, and safety regulations; Principles of preventative maintenance and facilities operations; Safe operation of hand tools, power tools, and specialized equipment; Proper use and disposal of hazardous materials and chemicals; Plumbing, including water, wastewater and drainage systems; Record-keeping and work order systems.
SKILLS AND ABILITIES: Must be able to perform the essential duties as identified for a Maintenance Worker; Ability to read and interpret work orders, blueprints, site plans, and diagrams; Leadership and team coordination: training, assigning tasks, and inspecting work; Safe work practices in a public facing environment; Ability to use hand tools such as hammers, screwdrivers, pliers; power tools such as saws, drills and sanders; Equipment operation including but not limited to: bucket trucks, haul trailers, manlifts, skill saws, table saws, and floor buffers; Time management and prioritization of multiple assignments at one time; Customer service when interacting with members of the public; Work independently; Understand and follow instructions – Know when to ask questions and seek clarification when directives are not clear; Establish and maintain effective working relationships; Use sound judgment in following and applying appropriate laws, regulations, policies and procedures; and Interpret and apply policies, procedures and guidelines of the department to which assigned in a timely manner.
QUALIFICATIONS: Any combination of education, experience and training which demonstrates the required knowledge and ability to successfully perform the essential job duties.
Education: High school diploma, GED, HiSet or equivalent is required.
Experience: Three years of experience in construction, focused in building maintenance or similar work. Supervisory experience is preferred.
License/Certificate: Possession of a valid California Driver’s License or equivalent, if a resident of another state and a satisfactory driving record are conditions of initial and continued employment.
OSHA 30 Certificate (Construction or General Industry), or ability to obtain within 12 months of hire; Facility Management Professional (FMP), or ability to obtain within 18 months of hire; CWEA Electrical Instrumental Technologist I Certification or the ability to obtain certification within 2 years of hire.
Wage and Benefits
Hourly Wage - $23.61 - $30.13
Retirement - PERS 2.5% @ 55 for classic members; 2% @ 62 for new (PEPRA) members. Employee pays PERS member required contribution for either Classic or PEPRA.
Health - The City provides 100% of the healthcare premium for the employee under the CalPERS Gold medical plan. The City provides 80% of the cost of the 2-Party or Family premium for the CalPERS Gold medical plan that is over and above the cost of the Single premium. The City will pay 100% of the employee premium costs for vision insurance, dental insurance, and air ambulance insurance. Full-time regular employees who opt out of City’s health plan due to enrollment in a qualifying group health plan (under the Affordable Care Act) will receive a $700 per month cash-in-lieu benefit payment.
Vacation Leave – Vacation is accrued at 4 hours biweekly upon employment and increases with time in service. There is an accumulation limit.
Sick Leave – Sick leave is accrued at 4 hours biweekly with an accumulation limit.
Holidays – 12 paid holidays per year.
